Coach Yard, a residential development in Leyton, East London, has won the Completed Award at the 2026 Housing Design Awards, recognising the design and delivery of six homes on a constrained former industrial site.
Designed by Clear Architects, the development combines five new homes with the refurbishment and extension of an existing property. IQ Projects designed, supplied and installed the architectural glazing package, working closely with the architectural team to coordinate the glazing with the wider design, planning strategy and environmental targets.

The Coach Yard development demonstrates how a challenging urban site can be adapted to accommodate high-quality residential design. The original factory walls and concrete slab were retained and repurposed, reducing the need for new materials while preserving elements of the site's industrial character.
The architectural design combines restored brickwork, dark corrugated steel, thermally modified timber and slim-framed glazing. Within the compact site, the positioning and proportions of the glazed openings were carefully considered to maximise natural light while maintaining privacy between neighbouring homes and courtyard spaces.
IQ Projects developed a coordinated glazing package to support these requirements, incorporating aluminium-framed windows and glazed door systems across the development. Thermally broken aluminium frames, finished in RAL 7021 Matt, were paired with double-glazed units featuring low-emissivity coatings and argon-filled cavities to support thermal performance.
The glazing specification also included bespoke details such as decorative horizontal transom bars, trickle vents and solar control glass in selected locations. These elements helped align the glazing with the industrial-inspired architectural aesthetic while addressing the practical requirements of each space.
Coach Yard has now been recognised with the Completed Award at the 2026 Housing Design Awards, celebrating the successful delivery of a residential scheme that makes effective use of a previously underused site.
Congratulations to Clear Architects, Solo Property Group and the wider project team on this achievement.
